Below is some helpful information on what BASE will do for your buyers and sellers during the closing process, and other additional information regarding contract to close.

SELLERS:
- PAPERWORK
- Make sure that all initial documents are completed correctly and have all signatures
- Coordinating the delivery of the Due Diligence money to the Seller
- Coordinating the delivery of the Earnest Money to the Escrow agent
- Coordinating getting page 14 of the OTP signed completely for receipt of monies
- Send any documents needed throughout the process to be signed by the seller
- Additional lender forms
- Seller information sheet provided by closing attorney (loan payoff, etc)
- Seller documents
- Having conversation with Seller if they will be attending closing, arranging for seller documents to be signed/notarized prior to closing if needed and/or delivered to the closing attorney

- Inform client of any inspections, expectations, delays
- Send agent and seller calendar invites to all important dates, events, appointments
- Follow up with lender/other agent on appraisal being scheduled within the due diligence period
- REPAIRS
- Work with agent and seller to schedule any necessary vendors for quotes during the due diligence period
- Follow up with vendors to collect quotes, get invoices to closing attorney to be paid at closing
- Make sure that due diligence repair request is signed by all parties by due diligence end
- OTHER
- Discuss with Seller their plans to attend closing and follow up to make sure everything is in place
- Make sure all documents (seller documents) are signed and/or delivered to the attorney
- Order Home Warranty if needed
- Ensure all invoices are to the closing attorney
- Inform sellers to discontinue utility services and homeowners insurance for the date of closing
- Insurance not to be cancelled until new deed is on record, we will call seller once it has been recorded
- Coordinate final walkthrough of the property and inform all parties of date/time
- Coordinate with Loan officer communication of delivery of loan package to the attorney
- Check with the buyers lender and/or agent that the buyer had received the closing disclosure 3 days prior to closing to be in compliance.
- Discuss the closing disclosure with the sellers
- Inform seller when deed has been recorded and the home is officially sold
BUYERS
- PAPERWORK

- Make sure that completely signed offer to purchase is sent to the lender and the attorney
- Coordinate getting EM and DD Checks to the parties per the contract with the Buyer
- Coordinate getting page 14 of the OTP signed completely for receipt of monies
- Send any documents needed throughout the process to be signed by the Buyer

- Write due diligence repair request to be signed and presented to sellers agent
- Make sure that due diligence repair request is signed by all parties by due diligence end
- Send signed DD repair request to listing agent
- OTHER
- Discuss with Buyer closing preparation
- Make sure all documents (buyer information sheet/other) are signed and to the correct parties
- Order Home Warranty if needed
- Ensure all invoices are to the closing attorney
- Inform Buyers to set up utility services and homeowners insurance for the date of closing
- Coordinate final walkthrough of the property and inform all parties of date/time
- Coordinate with Loan officer communication of delivery of loan package to the attorney
- Check with the buyers lender and/or agent that the buyer had received the closing disclosure 3 days prior to closing to be in compliance.
- Discuss the closing disclosure with the buyer
We will NOT provide the following services:
- Negotiate Repairs on behalf of buyer/seller
- Negotiate or Renegotiate any parts of the offer to purchase (including the closing date)
- Be a runner
- This includes dropping off checks
- Putting signs out at property
- Leaving the office on behalf of the agent or client, etc.
- BASE does offer a Running Services for an additional fee.
